A large, contemporary 6 bedroom, 7 bathroom property furnished and equipped with almost everything one could ask for in a holiday home.

Built over three floors, this spacious villa with all en-suite bedrooms, boasts an impressive range of facilities. There are two 13m long swimming pools, one 'adult' pool and another children's pool, various exterior and interior water features, a fully climate-controlled air conditioning/heating system throughout, a glass-walled lift serving all three floors and wonderful sea views from most rooms and exterior terraces. The villa has also been adapted for wheelchairs both inside and out and there is a ping pong table for guests enjoyment.

The villa offers an enormous 450sqm of living accommodation on a spacious plot of nearly 1600sqm and is located on the fringe of the coastal resort town of Punta Prima on Menorca's beautiful south coast. Its elevated position on the approach road from Sant Lluis provides excellent views to the sea.

The lower basement level houses the 2/3 car underground garage, the services, plant and equipment room, an enclosed open-air drying area with washing machine and a general storage room.

The ground floor (street level) is where the main entrance door is located. There a steps down and a ramp for wheelchair users. On entering the villa, you walk over a small bridge which crosses an interior water feature flowing into an outside shallow pool, enclosed by a walled courtyard. The entrance hall is spacious, light and airy due to the upper glass walls.

Ahead is the very spacious L-shaped living and dining area, both well appointed with furniture and soft furnishings, as are all rooms throughout the villa. The living room is equipped with a DVD player, flat screen TV with IPTV and surround sound and WiFi. Both rooms have floor-to-ceiling double-glazed sliding doors, opening to the upper terrace level, which offer excellent sea views.

To the left of the entrance area is the large modern kitchen, furnished with an extensive range of base and wall units and integral appliances, including fridge/freezer, electric oven and hob, extractor, washing machine, dishwasher, toaster, coffee maker and all the other equipment, utensils, crockery and cutlery necessary for a self catering holiday.

On the ground floor there are three bedrooms each with twin beds, that can also be set up as double beds. They all have fitted wardrobes, ensuite bath/shower rooms, sliding doors onto the terrace and sea views. Also on this floor there is a fourth suite with a king-size bed, a kitchenette with ensuite bathroom and its own entrance, which can be used as a separate annex for grandparents who wish for some privacy, nannies, au pairs, etc.

Also on this floor are the two open air courtyards that provide some peace and quiet and also a shower room with toilet that can be accessed directly from outside, so that guests do not have to trail water through the house.

The upper level is where the two master suites are, both with built-in wardrobes, king-sized beds, ensuite bathroom (one with a spa-bath) and sliding doors on to a separate terrace with stunning views of the Mediterranean sea. The main suite boasts a large bath next to a floor-to-ceiling window, and a large walk-in “granite” shower. Sliding doors to the front provide views to the sea and to a very spacious terrace with steps to the side leading down to the pool terraces.

Back in the entrance area are the glass-walled lift and staircase, both providing access to the basement level and the two master suites on the upper level. Also in this area there is a shower room/toilet which can be accessed directly from the pool terrace, enabling guests to use this facility without having to go into one of the bedrooms or through the living area of the villa.

There are side stairs, one with a ramp (for wheelchair access) leading down to the middle terrace where the main ‘adult’ pool is found. This will please guests who appreciate a real lap-pool for serious swimming. This pool is 13m long with a five-step entrance at one end, with depth ranging from 1.4m to 2m. A further set of steps leads down to the lower terrace level, here is the children’s pool, again measuring 13m long, but with a constant depth of just 0.75m.

To the right of the pool terrace is large covered outside dining terrace with teak table and chairs and a large BBQ, food preparation area and sink. Around the borders of the plot, the garden areas have been designed and landscaped in the Mediterranean style, with a variety of colourful and fragrant plants, shrubs, and screening trees in front of the traditional drystone walls that divide the villa from the one neighbouring property to its front elevation.

Central heating is available off season for an extra charge of £75 per week.
